Rental Policy

Cancellation Policy: If canceled or modified later than 3 days prior to arrival or in case of no-show, the total price of the reservation will be charged. Full amount of reservation will be charged 3 days before arrival. Cancellations that are made more than 3 days prior to the arrival date will not incur a penalty. There are no refunds for no shows or early  checkouts. Reservations made on other sites besides may or may not have a different Cancellation Policy – please see policy that is stated on the site that reservation was made.  

Hurricane Policy: Refunds are for unused days and only in the event of a Government issued Mandatory Evacuation in our area.

Incidentals: Charges/Authorizations will not be placed on a card until 3 days prior to arrival; however, hotel reserves the right to pre-authorize credit cards at any time after reservation has been made up to $250 above the total reservation amount. Debit cards can be used but will be pre-authorized an additional $150 - $250 in the event there are damages. Please note, this authorization will not allow you to use these funds until the authorization is released (could take up to a week). You will be charged if the towels and linens are excessively damaged by makeup or stolen. Makeup remover wipes are provided for your convenience.

Resort Fees: We do not have any resort fees. Parking is free. 

All properties are NON-SMOKING. An automatic $500 fee will be assessed if a unit has been smoked in; however, more damages may be assessed depending on the extent of the smoke damage. Do not leave cigarette butts/ashes/containers of any kind in the trash in room. Smoking is prohibited on all balconies and walkways on property. There are designated areas with benches on the property where smoking is allowed.

Check-in time is between 2:00PM & 4:00PM CST Nov - Feb and 3:00PM - 5:00PM March -Oct. We can often accommodate early check ins. Please call us to find out if the room is ready if you are wanting an early check in. Guests checking in later than 4:00 PM must notify 30-A Inn & Suites in advance. Please note that unavoidable delays may occur during peak season. Your patience will be greatly appreciated. 

Check-out time is no later than 11:00AM CST. Late departure requests must be granted by the office. Late departures after 11:00AM will be charged appropriately. Upon Check-out, please place check out magnet/hanger on outside of door to notify housekeeping that you have departed. Property should be left in a neat condition. 

Pets: All of our rooms are NOT pet friendly excluding service animals. Emotional support animals are not accepted. You will be asked to vacate the property if a pet belonging to you or a member of your party is sighted on the premises. Any evidence of a pet in your rental property or on the premises will result in additional charges.

Age Requirement: 30-A Inn & Suites requires all reservations to be made by guests 25 years of age or older. Children under 12 years of age are not allowed in any of our room types. Reservations are made on a first come, first served basis. 30-A Inn & Suites reserves the right to change rental property assignments due to unforeseen issues, in the event the property is no longer available, or on our rental program. When you confirm a reservation, a rental property will be assigned; however, no property request is guaranteed. If an unavoidable change becomes necessary, every effort will be made to notify you by mail, e-mail, and/or by telephone.

Max Occupancy: Please provide the total number of adults and children in your group when making your reservation. Each property lists the number it sleeps. The maximum occupancy is strictly enforced. You will be required to rent another room if over the limit. Children of all ages are counted as one occupant. A valid credit card number MUST be held on file before your reservation is confirmed.

Maid Service: While linens and bath towels are provided in each Suite and Room, there is no daily maid service included. There is, however, no charge to have your room refreshed including sheets and towels on every 3rd day of your stay excluding Saturday and Sunday. You just have to let us know you would like this done preferably the day before. Please help us keep our towels white and bright by using our makeup remover wipes instead of our towels. You will be charged if they are excessively stained. Requesting new bath towels, coffee, and soap during our office hours is free.

Beach Towels can be checked out for free in the office during office hours. Office Hours: Monday – Saturday 9 am to 5 pm & Sunday 9 am to 12 pm.


Please note any damage to the Suite or Room upon arrival and report it immediately to our office to avoid possible liability.

30-A Inn & Suites reserves the right to charge the credit card, or cards, on file: 1) to reimburse expenses incurred to repair damage, replace missing items, replace furniture or linens soiled by suntan lotion products or makeup; 2) to pay for extra cleaning; 3) to pay the unpaid balance on any rental charges or other charges incurred and not otherwise paid for; or 4) for any other charges incurred for violations of the Rental Policy as a result of your stay.

In the event 30-A Inn & Suites is required to refer any of the foregoing charges to an attorney for collection, whether or not suit is filed, 30-A Inn & Suites will be entitled to recover from you its reasonable attorney’s fees and costs incurred in securing payment. In the event a lawsuit becomes necessary for the collection of unpaid charges, venue for any such proceeding will be in Walton County, Florida in the court with appropriate jurisdiction, and you agree to personal jurisdiction in Florida for the non-payment of charges incurred in Florida associated with the rental of a Walton County, Florida property.

Please do not rearrange the furniture, take any items outside that are part of the interior décor or move any furnishing or kitchen items to another property. You will incur a charge if the housekeepers must rearrange furniture after your stay.

Utilities: No compensation will be given for temporary outage(s) of electricity, gas, water, cable, or internet service. Outages will be reported immediately and every effort will be made to have them restored as soon as possible.

Spring Break:

A Parent must reserve all reservations during spring break.

There must be one (1) parent for every two (2) vacationing guests between the ages of 15 – 25. All guests without a parent present must be 25 years of age.

30-A Inn & Suites will not put a reservation in the name of a vacationing guest(s) age twenty five (25) and under.

If there are any damages to a rental property, the credit card on file will be charged. We will forward copies of the damages and charges to the person who is on file as the guarantor of the reservation.

Keys will only be given out during business hours and only to the person whose name the reservation is booked in. No “after hours” check-ins will be allowed during Spring Break time period.

If the parent(s) leave rental property and are not physically staying there, the occupants will be evicted immediately.

All occupants will be evicted immediately if the Walton County Sheriff’s Department is called to a rental property for any reason.

Eviction will constitute the forfeiture of all monies paid.
